Seawalls in Pompano Beach

A long Intracoastal frontage, a deep canal network behind it, and a lot of waterfront built in the same decades.

Two kinds of waterfront in one city

Pompano splits fairly cleanly into two situations for a seawall owner, and they behave differently enough to be worth separating.

There is direct Intracoastal frontage: wider water, more fetch, considerably more vessel traffic, and walls that take genuine wake loading all day in season. These are the more demanding sites structurally.

And there is the residential canal system behind it: narrower water, quieter, and closer to the classic Broward finger-canal picture. Calmer conditions, but the same underlying chemistry and the same era of construction.

The distinction matters because a wall on the Intracoastal is being worked harder, and the maintenance interval that is adequate on a quiet canal may not be on the open reach.

The wake question, honestly

On the Intracoastal, wake is continuous and cumulative rather than dramatic.

Every passing vessel drives water against the wall and then draws it back. Where there are open joints, that movement carries fill. Where there are cracks, it works water into and out of the concrete. At the toe, it contributes to moving bottom material.

The effect on any given day is nil. The effect over fifteen years is the difference between a wall that is aging normally and one that is aging fast.

The practical response is not to fight it but to account for it: keep joints sealed, inspect the toe rather than assuming it, and treat the annual walk as genuinely annual on an open-water wall.

Canal lots and the classic pattern

Behind the Intracoastal, the canal lots follow the pattern familiar across Broward: a walled canal, a strip of yard, a house, and infrastructure that is invisible until something moves.

These walls fail in the ordinary ways — corroding reinforcement, failing tiebacks, open joints, soil loss — and on the ordinary timeline determined by how they were built.

The advantage on many of these lots is access. Where a canal lot has room to get equipment to the back, land-based work is possible and the economics improve considerably compared with a barge-only site.

Age and the replacement wave

Substantial parts of the Pompano waterfront were developed through the middle of the last century, which puts a large share of the original seawall population at a similar and advanced stage of service life.

What that means in practice is that a lot of the walls on a given canal were built at the same time, to the same standard, in the same conditions. They do not all fail at once, but they do occupy the same part of the curve.

For an owner, the useful implication is that neighborhood context is information. If several walls on your stretch have been rebuilt in recent years, that is worth knowing when deciding whether to inspect yours.

Storm exposure

Pompano takes weather from the Atlantic side and surge through the Intracoastal system, and seawalls are loaded in both directions during a significant event.

The mechanism that does the most damage is frequently the drawdown after surge rather than the surge itself: water behind the wall that cannot drain as fast as the water in front of it drops leaves the wall carrying an unbalanced load it was not designed for.

Storms rarely create a problem from nothing. They find what was already marginal — a tieback with little section left, a joint already open — and accelerate it dramatically.

The practical advice is a proper look after any major storm, including below the waterline, rather than a walk of the cap and a shrug.

Docks, lifts and attached load

A great deal of Pompano waterfront carries a dock and frequently a lift, and both interact with the wall.

Where a dock bears on the cap, it transfers load to a structure whose job is tying panels together. Where a lift mounts on or near the wall, it applies a heavy, repeated, cyclical load at specific points.

That is worth assessing rather than assuming, particularly on an older wall, and it is one of the strongest arguments for doing seawall work before building or upgrading a dock rather than after. A new dock on a wall that needs replacing in three years is a dock that will be removed and reinstated.

What is worth checking here

  1. The toe and the bottom in front of the wall, especially on the Intracoastal frontage.
  2. Joints, and whether they have opened since last year.
  3. Alignment, sighted along the cap from one end.
  4. The ground behind the wall for settlement and depressions.
  5. Where any dock or lift bears on the cap, and the fixings there.
  6. The returns at both neighbors.

What a Pompano project usually looks like

Most work here falls into one of three shapes, and recognizing which one you are in helps set expectations.

The maintenance project: joints resealed, a section of concrete restored properly, minor cap work. Comparatively quick, comparatively contained, and genuinely valuable on a wall whose structure is sound. This is the work that gets deferred and should not be.

The anchoring project: the wall is leaning, the panels are fine, and supplemental tiebacks restore the restraint that failed. A strip of yard opens, anchors go in, the wall stops moving. Substantially cheaper than replacement and frequently not offered unless asked about.

The replacement: panels deteriorated through, or movement past the point of recovery. The large project, with permitting ahead of it and the waterfront out of action during it.

Which one applies is decided by an inspection, and it is genuinely worth knowing before you start collecting quotes, because otherwise you are comparing contractors’ differing opinions about the problem rather than their prices for the solution.

Seasonality and scheduling

There is a practical argument for planning seawall work around how you use the water rather than around when the problem became annoying.

The waterfront is out of action during the work, the dock frequently comes off, and the boat needs somewhere else to be. Doing that in the part of the year you use it least is straightforwardly better, and it is only possible if the process starts early enough to allow the choice.

Permitting is measured in months and comes first, which means the decision about timing is really a decision about when to start the paperwork, not when to start the construction.

The toe, and why it is the most overlooked part

Almost all owner attention goes to the face of the wall, because that is what is visible. The part that most often decides how a wall behaves is the bottom of it.

A seawall relies on the soil in front of its toe for support. Moving water and propeller wash remove that material, and once it is gone the wall has lost part of what was holding it in position — without a single visible change to the concrete.

On a reach with real vessel traffic, this is not a theoretical risk. It is routine, and it is why an inspection that stops at the waterline has not assessed the thing most likely to matter.

Where scour is found, it can often be addressed directly with material placed at the toe, which is considerably cheaper than dealing with the movement that follows if it is left.

Is my wall at more risk because it faces the Intracoastal?

It is worked harder rather than inherently weaker. Constant wake and more fetch mean joints, toe and hardware see more cycles, so the same wall ages faster there than it would on a sheltered canal.

What is the first thing to do if I see a depression in the yard?

Treat it as active soil loss and get the wall looked at rather than filling the hole. Filling it without closing the route the fill is using simply means it empties again, and meanwhile the volume behind the wall keeps growing.

Do I need to move my boat during the work?

Usually. On most projects the dock comes off or becomes inaccessible, and lifts generally need removing and reinstating. Deciding where the boat goes is part of planning the timing.

What are the three kinds of seawall project?
